Between 1976 and 2001, in private practice as a real estate appraiser, Mr. Rothstein focused on the valuation of high-end residential properties primarily for estate planning, litigation, and real estate development clients.
As a broker and market analyst, Mr. Rothstein has served a diverse range of clients including property development firms, private individuals, the US Federal Bankruptcy Court, institutional trust departments, and law firms. He maintains an active Washtington State broker license and earned a GRI designation from the Pennsylvania Realtors Institute.

Mr. Rothstein has published research letters discussing housing market dynamics in the Greater Seattle real estate market since the late 1980's as a service to consulting and brokerage clients. The Market Strength Index (MSI):
In the mid 1980's Mr. Rothstein initiated work on new analytical models for measuring changes in the highly dynamic housing market of the Pacific Northwest. The result of this endeavor was the development of the Market Strength Index (MSI) also known as the Strand™ Index, for publication purposes.
The MSI metric can be applied to a regional market or sub-markets within the region such as specific zip codes or price ranges, new home construction, condominiums, etc. Several US Patents have been issued for the MSI and other related risk forecasting tools typically relevant to lenders, insurors, and regulatory agencies.
The Collateral Risk Score (CRS): is a derivative algorithm of the patented MSI and is designed to serve as a tool to forecast risk for residential mortgage backed securities (RMBS) investors. Research shows that the MSI and CRS tools can generate three to five year risk forecasts with a high degree of accuracy.
As a speaker or consultant, Mr. Rothstein has presented his research and risk forecasting models to Realtor (r) and appraisal organizations, state and federal regulatory agencies including entities such as the SEC, Federal Reserve Bank, and Fannie Mae.
Asset Management: From 2009 to 2016 Mr. Rothstein served first as a consultant to, then manager of a privately held real estate development firm.
